1. Acceptance of Terms

By accessing or using LeaseCheck (“Service,” “we,” “our,” or “us”), including uploading a residential lease PDF, using the Move-In Cost Calculator, or purchasing a Lifetime Unlimited Pass, you agree to be bound by these Terms of Service and our Privacy Policy and Refund Policy. If you do not agree to these Terms, please do not use the Service.

2. Description of Service

LeaseCheck is an online consumer tool designed to help US renters review residential apartment and house lease agreements before signing. The Service uses artificial intelligence to scan uploaded PDF lease documents and highlight potential red-flag clauses, recurring or one-time mandatory fees, estimated Day-1 move-in costs, plain-English explanations, and suggested negotiation questions for landlords.

3. Free Lease Scan & $3.99 One-Time Lifetime Unlimited Pass

• 1 Free Lease Scan: Every new user is eligible for one (1) complimentary full lease analysis per household/device so you can evaluate the full report format (including risk score, hidden fees, red flags, and negotiation email) at no cost. To prevent automated abuse of our AI compute resources, free scan eligibility is enforced using browser cookies and anonymized device/network identifiers.
• $3.99 One-Time Lifetime Unlimited Pass: Users who wish to scan multiple apartment leases may purchase a Lifetime Unlimited Pass for a single one-time payment of $3.99 USD. There are no recurring subscriptions, monthly fees, or automatic rebills.
• Portable Lifetime Pass Key: Upon purchase, you receive a unique Lifetime Pass Key (formatted as LC-XXXX-XXXX-XXXX) which unlocks unlimited personal lease scans across your desktop, laptop, or mobile browsers. Pass Keys are issued for individual personal/household apartment hunting and may not be publicly posted, resold, or shared with commercial bulk-scanning scripts.

4. Accuracy & Limitations of AI Lease Analysis

While LeaseCheck is engineered to extract verbatim lease clauses, fee schedules, and state-specific statutory context with high accuracy, automated AI document analysis can occasionally miss, misread, or misinterpret complex, handwritten, poorly scanned, or non-standard lease language.

You are solely responsible for reading your entire original lease agreement and verifying all rent amounts, deposits, dates, addenda, and obligations directly with your landlord or property manager before signing any contract or paying any funds.

5. Document Uploads & Acceptable Use

When using LeaseCheck, you agree that you will:

• Only upload PDF documents that you have a lawful right to possess and review (such as a draft lease provided to you as a prospective or current tenant).
• Not upload malicious files, malware, or non-lease documents intended to probe, disrupt, or overload the Service.
• Not use automated bots, scrapers, or scripts to bypass the 1-free-scan quota or abuse the /api/analyze endpoint.

6. Intellectual Property

You retain full ownership of any lease PDF documents you upload for analysis. LeaseCheck claims no ownership over your uploaded contracts or the personalized negotiation emails generated for your personal use. The LeaseCheck website design, brand logo, software code, scoring methodology, and original renter guides are the intellectual property of LeaseCheck and may not be copied or redistributed without permission.

7. Disclaimer of Warranties & Limitation of Liability

THE SERVICE IS PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, LEASECHECK AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES—INCLUDING ANY FINANCIAL LOSS, SECURITY DEPOSIT DEDUCTION, EVICTION, LEASE DISPUTE, OR UNEXPECTED LANDLORD FEE—ARISING OUT OF OR RELATED TO YOUR USE OF OR RELIANCE ON ANY LEASECHECK REPORT. IN NO EVENT SHALL LEASECHECK'S TOTAL AGGREGATE LIABILITY EXCEED THE GREATER OF THE AMOUNT YOU PAID TO LEASECHECK IN THE PAST TWELVE (12) MONTHS ($3.99 USD) OR TEN DOLLARS ($10.00 USD).

8. Changes to These Terms

We may update these Terms of Service from time to time to reflect improvements to our scanner, legal requirements, or pricing features. When we make changes, we will update the “Last Updated” date at the top of this page.
